This
is a beautiful piece of South Texas Brush Country in
excellent condition. Located some 7.5 miles north
of Big Wells on FM 1867, the ranch has approximately
1.5 miles of paved frontage. It has large neighbors
and approximately 5 miles of a 9 mile perimeter is high-fenced. Elevation
drops from east to west, with a high point of 665 ft.

SOILS
AND VEGETATION: According
to the USDA soil Survey, this ranch is 99.3% fine sandy loam, the “red
sand” coveted by wildlife managers throughout South Texas. Just
now coming out of a two-year drought, the ranch is abloom with
forbs and new growth on the brush as well as a good turf of native
grasses. Brush species show good diversity with coma, brasil,
guajillo, and blackbrush in abundance over most of the ranch. About
290 acres in the front was in field a long time ago and is now
in regrowth mesquite and twisted acacia. This old field
land is level and has good grass cover, and could easily be reclaimed
as a field for cattle or stripped for quail management.
IMPROVEMENTS: Tucked
away from the highway, yet near the entrance is a 1970’s
era brick home. It sits on a high point
of the ranch and enjoys a nice breeze most days. It has been
well maintained, but could use a good sprucing up. Location
and structure are good and the house is quite large with a two
car garage and a cook’s quarters. Located adjacent
to the main house is the water well to the Carrizo aquifer. This
well has been piped to the pens north of the house and then across
the old field area to the back pasture.
Located
north of the main house, the pens are old but functional. Next
to the pens is a fully enclosed tin barn. In that same area
is a hunters’ camp house of cinderblock construction. It
is in need of a serious cleaning but appears to be structurally
sound. Out
in the old field area is another fully enclosed tin barn in poor
but useable condition. Lastly, the ranch has approximately
5 miles of high fencing on a 9 mile perimeter. Fences are
in good condition. There is one cross fence separating the
back two-thirds of the ranch from the front and several traps on
the remaining one-third up front.
WATER: In
addition to the Carrizo well and the piped water, this ranch has
five surface impoundments or stocktanks. Three of these are
quite large and deep, providing dependable water in drier periods
for both wildlife and livestock.
MINERALS: This
is a surface-only sale. There is production withfour
wells currently active. Mineral traffic runs primarily
along the north boundary with off-shoots to thewells. The
oil field road is a raised-bed caliche road with locked gates.

Sellers are asking $2,750 per acre for this ranch and will
