Brand
Rock Creek Ranch is a beautiful example of South Texas at

SOILS:
The
sandstone bluff is characteristic of the ranch, with beautiful
red sandy soils throughout. According to the USDA web soils
survey, some 56.8% of the ranch consists of Duval soils, rated
as “good” for forb production.
Forb or weed production
is essential to good wildlife management as an essential part of
a game animal’s diet. The sandy soils respond quicker
to rainfall and the iron, which makes the soil red, adds nutritive
qualities not found in other soils.
TOPOGRAPHY:
The
ranch has a varied topography characterized by five major drainages
and numerous tributaries. Elevations range from a high point
of 653 ft., MSL to a draw registering 558 ft., MSL. Most
dramatic is the main valley, with sandstone bluffs set off by live
oaks and native brush. For the most part, topography is a
gentle roll, with little erosion and excellent walking.
VEGETATION:
Brush
density varies over the ranch from thick brush on the north and
south to open areasin the middle. Where cleared, large trees
were left as was vegetation along drainages, providing natural
passageways for wildlife while opening up thickets to improve rainfall
absorption and forage production. Beautiful live oaks occur
on the northern portion of the ranch, attesting to historic water
levels near the surface.
WATER: Local
experts indicate that there are three aquifers under the ranch. The
Carrizo aquifer at approximately 1,750 feet, the Queen City aquifer
at approximately 800 feet, and an unnamed aquifer which is spotty
but can provide large amounts of good water at 300 feet or less. Currently,
the ranch has three windmills and one water well equipped with
an electric submersible pump as well as several earthen surface
impoundments or stocktanks. As
of this writing, the Sellers are attempting to re-enter two plugged
Austin Chalk wells and convert them into Carrizo Aquifer water
wells.
WILDLIFE: Located
in an area long known for superior deer and quail, the Brand
Rock Creek Ranch offers excellent opportunities for wildlife
management of all South Texas game species. Soils and vegetation
combine to give this ranch the diversity and nutritive qualities
necessary for natural management. Selective supplementation
through feeders and food plots would only improve on what Mother
Nature is doing now. This is a great piece of real estate
with great potential for the true steward of the land.
MINERALS: The
current owners will convey all owned minerals, thought to be
50% of 100% of the minerals and 100% of 100% of the executive
rights at the asking price. The ranch has no production,
but is traversed by two pipelines. This is an extremely
rare opportunity to own mineral rights in a mineral-active county
in Texas.
PRICE: Sellers
are asking $2,750 per acre for all or part. Sellers will
provide a new survey and title policy.
